STEP 1 - CONTACT BY CLIENT
We take a brief from our client and the project address, and after the initial research we can arrange an on-site meeting to discuss further. We do a short feasibility study to make sure the project can happen, and we submit a fee proposal to our clients for all the stages of the project. We ask for a surveyor's topography plan (if already acquired by client) and engage any other consultants such as a planner or development engineer, where required.
STEP 2 - FEASIBILITY STUDY
This being the initial stage of the design process, starts from a detailed study of the proposed site against the brief from the client. Sketch design is produced to establish the general location of the building on site and a possible arrangement of the spaces within it. The conclusion is then presented to the client to discuss the potential of the site, against their expectation and budget. After the client's approval we can then move on to the next stage of the project.
STEP 2 - CONCEPT DESIGN
Building on the feasibility study, and engagement with our clients we prepare concept plans and consult our clients. This process could take one or many meetings with the client, depending on the complexity of the project and the amount of input from the client. For more complex projects, pre application meeting with council could be required to ensure that there are no costly delays or issues arriving at a later stage of the project. After the client has singed of on the final design, we can proceed to the next stage of the project and apply for resources consent if required.
STEP 4 - DETAIL DESIGN
Once the over all design has been finalized, then we can commence on the detail design of the project, such as deciding on the finishes and detailing the project. We prepare all the technical drawings required by council for the building consent. Structural engineer would also be involved at this stage of the project for any specific structural design. All the specifications for the project along with the architectural drawings and any other report from other consultants is put together to attain the building consent. Once the building consent has been approved construction can start on site.
